Why Price Isn’t Everything

Buyers are starting to circle Panama City looking for super-low, pandemic prices. We’ve seen it before during economic turmoil and there is no doubt that we’re starting to see some crazy prices in the market.

But we always caution our clients that price isn’t everything. Over and over again we’ve seen buyers jump on a low-ball apartment, only to find out later it didn’t really suit their needs or was simply a bad deal.

When buying a property, either for investment or to live, price is always a key consideration, but it’s not the only element that matters. There are definitely other variables that play an important role when choosing a property. 

Let’s analyze five elements that should be considered in any property purchase.

Location, location, location: Sure, it’s a cliche. But it’s the one rule that cannot be violated when buying a property.

Be willing to maybe pay a little bit more for something that has the potential to not only appreciate at price but also add value to your family if your goal is buying a property to live in.

Does the neighborhood have a sense of community? Are there shops nearby? Does the area have the type of amenities that are important to you? These are the elements that can add real long-term value. 

 


Does the property standout from the crowd?:
In many cases, there’s a reason an apartment is inexpensive–it’s supply and demand. The price is low because there are a lot of similar apartments available. The apartments that hold their value typically have some unique or standout features. A rare apartment or a model with a special feature will always be in demand. Elements like the best view in the building or an extra room can help an apartment?

Is the view unobstructed?:

It’s hard to find a building in Panama City that doesn’t offer great views. But not all views are created equal.

Although we can never assure that something will be built in the future that will steal your view, we can minimize this risk by buying a property located in a close community with a long-standing developer.

In many cases, a well-established developer has a master plan in place, giving you a clear idea of what your view will look like in the future.

 

Check the Clean: It may sound like a simple thing, but it is crucial to buy a property that has a clear title ready to be transferred to the new owner without any type of issue. Far too often, a bargain-priced might have hidden lien or title issues that create headaches down the road. This can be avoided by working with a reputable real estate company and, if it is a pre-construction property, with a trusted developer.

Amenities add value: It’s sad to say, but many Panama City buildings look alike, especially the older ones. Over and over again, we see buyers focusing on the roster of amenities, looking for properties that meet their needs. It may be worth it to spend a little more for an apartment in a building that offers a wide range of top amenities, recognizing that interest can change over the years.

Today, a top building in Panama will have a good swimming pool, a gym, and an area for children.  Amenities such as work rooms, pet service areas, and a handy coffee shop are important to both lifestyle and future buyers and may not be reflected in the price. A top-level gym means tenants don’t have to spend money on a local fitness club, which can add immense value to your property.
