Why Wealthy Buyers Are Looking at Panama Differently

Panama has long competed on familiar advantages: connectivity, dollarization, favorable residency options, and comparatively attractive real estate prices.

But for some of the wealthy buyers arriving today, the attraction is becoming more personal.

In a recent interview with Leading Estates of the World, Punta Pacifica Realty Managing Director Jeff Barton described Panama’s less obvious advantage as freedom: the ability to maintain a sophisticated international lifestyle without many of the costs and complications attached to comparable markets.

The Value Gap Is Still Significant

Panama’s highest-end real estate is no longer inexpensive. Homes on Ocean Reef Islands can reach $10 million to $15 million, while Santa Maria continues to expand its own ultra-luxury residential market.

Yet the comparison changes when buyers arrive from Miami, New York, or London.

Barton describes showing clients a roughly 5,000-square-foot marina-front residence with a private pool priced near $3 million, only to hear that a comparable property could cost several times more in their home market.

The difference continues after closing. According to Barton, maintenance fees on comparable luxury properties in Panama can run at roughly 20% to 30% of Miami levels, while property taxes and insurance costs remain relatively low.

For buyers considering a second or third residence, those carrying costs can matter as much as the purchase price.

A Luxury Market With More Than One Lifestyle

Panama also offers something difficult to reproduce in larger countries: dramatically different environments within relatively short distances.

A buyer can live in a high-rise in Punta Pacifica, keep a boat at Ocean Reef, spend weekends on the Pacific coast or reach mountain destinations without giving up access to an international capital.

Barton identifies Ocean Reef Islands and Santa Maria as two of the neighborhoods currently defining the ultra-luxury end of Panama City’s market, with additional demand in Punta Pacifica, Costa del Este and emerging coastal destinations.

Panama Is Also Becoming More International

Changes outside the property market support the real estate story.

More than 140 multinational companies maintain regional headquarters in Panama, creating a recurring population of international executives and families. Tourism growth, new luxury hotels, Casco Viejo’s continued transformation and Tocumen’s connectivity are all widening the lifestyle available to residents.

For Barton, these advantages ultimately connect to the same idea.

Panama allows buyers to own more, move easily between different lifestyles, and maintain those properties at costs that can remain substantially below other international luxury markets.

That may be Panama’s quiet advantage: not simply getting more property for the money, but gaining more flexibility in how that property allows you to live.
